This position is responsible for the coordination of real estate appraisal and evaluation assignments to ascertain values for purposes such as loan approvals, disposition of assets, disposition of estates and re-evaluation collateral values during term of loans. In addition, this position is responsible for monitoring and controlling the disbursement of construction loan funds by using a percentage of completion and line-item budget analysis, while maintaining the Bank’s customer service philosophies. Finally, this position is responsible for occasionally inspecting Bank construction projects and ascertaining a percentage of completion for each project.
Essential Duties/Responsibilities
? Engage appraisers and other professionals for the completion of various types of real estate appraisals and evaluations as needed for all areas of the Bank.
? Responsible for ordering commercial appraisals and evaluations from third-party vendors in support of the Bank’s real estate lending operations.
? Responsible for answering procedural questions from internal bank employees and fee appraisers in an informative and professional manner.
? Responsible for ensuring that real estate valuations are reasonably supported, credible and compliant with federal and state regulations; bank policies and guidelines; and industry standards.
? Monitor commercial valuation and review services to assure that they are conducted in a regulatory compliant, cost effective, and timely manner.
? Assist with retaining appraisers for the Bank fee panel which includes maintaining current sample appraisals and contacting references.
? Requesting and reviewing sample appraisals and contacting references, along with preparing the List annually for approval by the Board of Directors.
? Responsible for providing input to the lending staff in writing outside of the review process on a wide range of real estate issues, including easements, zoning, obsolescence, market information, and general asset quality.
? Responsible for attending professional continuing education courses as needed to maintain license and professional designation, if applicable, in good standing.
? Comply with requirements of Signature Banking
? Ensure contractors provide the bank with an adequate budget for construction projects
? Monitor draws and compare them with initial budget
? Provide accurate and reliable information to lenders regarding the analysis of each construction project
? Identify potential problems and bring to the attention of the lender responsible and department manager immediately
? Answer multi-line telephone and accurately take messages when necessary
? Maintain the Bank’s customer service expectations without sacrificing the integrity of the Bank’s assets
? Compose letters and other correspondence
? Compile information necessary and complete construction project related bank reports
? Perform construction progress inspections when necessary
Knowledge
? Knowledge of appraisal guidelines and regulations, specifically USPAP, FIREEA, Interagency Guidelines, and FNMA selling guidance.
? Knowledge of construction and home building.
? Knowledge of word processing.
? Knowledge of the terms and vocabulary associated with construction loan & contract documents.
? Advanced knowledge of Excel.

Education
? High School or college degree - preferably with an emphasis in real estate, business administration, or a related field.
? Courses in real estate valuation and/or business administration
Experience
? 1+ year of work experience in valuation management or administration
? Basic understanding and knowledge of real estate appraisal, review and/or underwriting
? 2+ years in construction with an emphasis in understanding the stages of construction, budgets, and budget reconciliation.

Estimated Pay Range: $75,000-90,000 per year depending on geographical location, knowledge, experience, skills, and education
